No matter if you are a junk hauler, real estate agent, property investor, urban explorer always clear a property before walking around. Call out saying hello I am just here to cleanout or look at property. Do not be a threat. But continue to call out or talk while doing a video walk through of the property. If there is a squatter be calm and exit and call police. Do not let them upset you just say thank you and leave. Your safety is the most important thing. Never go to a property alone if you can help it.

While having a property cleaned completely out and move in ready for potential renters or buyers it may not be the smartest move for your properties and your protection. Leave something up to cover windows after cleaned. Setting light timers, a radio, tv, all these things can add to a property looking empty and inviting to potential squatters or other illegal activities. Installing cameras with alerts that you can talk through also help in securing your property. While most security cameras have to have wifi we have some solar security cameras that are outstanding for under 50 bucks. Make sure all windows, locks, doors, are locked and functional. Posting signs no trespassing, even putting a pair of shoes outside can help. But having someone stop by and visit is almost a must now days to prevent squatting.

Our problem with squatters across the Phoenix valley is not ours alone.
As a country we have people that are homeless, due to cost of rent. Disabled, senior citizens there are all walks of life experiencing homelessness. There are more than half out there that have mental illness. An alarming number of the homeless are mentally ill and on fentanyl. With these truths people are becoming more and more desperate and violent.
Some squatters are none of these but professional at being a con artist and living free and legally off you and me. These rock stars have fake legal documents and make you take them to court. This cost you and the court system big time. But for now securing your property is the one thing you can do to keep your self out of a hostage situation. Let the cops know the property is empty but will be checked on.
